The short answer: less than many people think. The long answer depends on height, accessibility, level of soiling and window type. Window Cleaning Costs: What the Price per m² Depends On
Glass cleaning is almost always billed per square metre of glass surface, for windows usually calculated on both sides (interior plus exterior = one square metre). The price per square metre varies considerably, however, because five factors feed into the calculation.
Height and accessibility: A ground-floor front can be cleaned from the ground in minutes. First-floor windows require a ladder, second-floor windows often a telescopic system, and from the third floor upwards serious calculations are needed – cherry picker, industrial rope access or an osmosis telescopic pole up to 20 metres. Each level of height adds cost, not because the cleaning process takes longer, but because safety, equipment and qualifications must be paid for.
Access is just as important: a shopfront on the pavement is quicker to clean than a conservatory in an inner courtyard that we have to reach through the building. Interior rooms with furniture in front of the windows increase the cost of cleaning, because time is needed for preparation and restoration.
Level of soiling: Windows cleaned every two months remain affordable. Windows that have gone untouched for two years often require a pre-cleaning with a limescale or cement film remover before the standard cleaning can begin. Here we are talking about a factor of 1,5 to 2 compared to the standard price.
Window type: Double-glazed units with large panes are efficient. Mullioned windows or timber box windows with 30 small panes are the same size on paper but many times more time-consuming. Historic leaded glazing requires specialist knowledge and often a higher hourly rate. Façade glass with coatings (self-cleaning surfaces, solar glass) requires careful handling.
Frames and fittings: Glass cleaning only, or including frames and window sills? That makes a noticeable difference to the price – typically around a 30% surcharge when frames and window sills are included. We recommend this because freshly cleaned panes in dirty frames will look soiled again after the next rain: dirt is washed downwards. Property type: A private residence is quoted differently from a commercial property, and a shopfront differently from an office frontage. Commercial standing contracts with regular frequency usually offer price advantages.

A realistic example: a detached house with 20 windows, each around 1,5 square metres, giving a total of 30 square metres of glass surface. Inside and out, including frames. The calculation: approximately 30 m² × 5 euros = 150 euros. For many households, this is a surprisingly affordable price – and a reason why private customers often book a regular cleaning twice a year.

Osmosis technology: what it offers and when it makes sense
For several years, professional companies have increasingly been using osmosis or pure water technology. In brief: mains water is passed through a multi-stage filtration system (activated carbon, reverse osmosis, ion exchange) and loses all its minerals in the process. The result is pure water free from limescale, salts or residues.
This pure water has a remarkable property: it dries residue-free. That is precisely the biggest problem in glass cleaning – ordinary water leaves mineral traces when it dries, visible as streaks or a hazy film. With osmosis water and a brush on a telescopic pole, windows up to approximately 20 metres high can be cleaned from ground level – streak-free, without a ladder and without water marks on the frames.
The advantages: the cleaning is faster and safer (no ladder needed above ground floor level), and the result stays cleaner for longer because no dissolved soap residues run down when it next rains. In terms of cost: upper floors that previously required a ladder or platform are cleaned from ground level, and the height surcharge is significantly lower. For multi-storey buildings and regular scheduled cleanings, osmosis technology is now standard practice.
The limitations: very heavily soiled windows (construction dust, resins, crusted bird droppings) usually require an additional mechanical pre-cleaning. And the first osmosis cleaning after prolonged neglect may take two to three passes before the surface is truly clean. After that, a single pass per visit is sufficient.
Professional or DIY? Our honest assessment
We’ll be upfront: the ground-floor windows in your home are perfectly manageable to clean yourself. With a good squeegee, clean water, a drop of washing-up liquid and a lint-free microfibre cloth, you can achieve a decent result in a reasonable time with normal soiling.

Safety: Once a ladder is higher than three metres, the risks become serious. Falls from ladders are among the most common serious household accidents. Our staff are trained for work at height, wear safety equipment and work with public liability insurance. That makes a professional essential for anything above ground floor level.
Time: An unpractised window cleaning in a home with 20 windows realistically takes four to five hours, often longer. A professional team completes the same job in 60 to 90 minutes. If you value your time as leisure or working hours, hiring a professional almost always works out.
Streak-free results: Streak-free cleaning is a craft. Anyone who doesn’t do it regularly will struggle with streaks, especially in direct sunlight or with very hard tap water. Professionals use the right water, the right squeegees and the correct squeegee technique.
Shopfronts and commercial premises: This is about first impressions. A smudged shopfront looks worse than one that is evenly dusty – small details such as water droplets along the top edge look unprofessional. Commercial clients choose us not only for the condition of the glass but also for our reliability in keeping appointments.
Conservatories, roof windows and glass roofs: These require specialist access equipment and experience. Without the right equipment, you simply can’t reach them; with the wrong equipment, scratches and damage result. In terms of time, DIY is virtually never worth it here.

How often should windows be cleaned? The answer depends heavily on the environment. A fixed schedule also reduces the cost per visit, as there is no need for preliminary cleaning. Here are our recommended frequencies for typical property types.
Private household (detached house, apartment): Two to three times a year is more than sufficient. A spring clean after the pollen season, a summer clean in July, and an autumn or pre-Christmas clean. Many private clients book a fixed six-monthly schedule.
Office and law firm: Four times a year (quarterly) is the standard schedule. For high-profile reception areas or consultation rooms with public access, monthly window cleaning may be advisable.
Winter gardens and glass extensions: At least twice a year; three times if there are trees nearby. Glass roofs are the most demanding area – bird droppings, leaves and resin residue accumulate here. A thorough cleaning of these areas once a year is almost always necessary.
Shopfronts and hospitality: Weekly, or twice a week on heavily trafficked streets. Restaurants with outdoor seating even more frequently. The condition of the glass here directly affects revenue.
Office frontages and façades in commercial buildings: Quarterly in a normal environment; monthly on heavily trafficked streets with corresponding dust levels. The inside often only needs cleaning twice a year, as there is less soiling indoors.
Frequently Asked Questions
Why do freshly cleaned windows sometimes look worse than before?
In almost all cases, hard tap water is the cause – it leaves limescale residue. Sometimes it is too much cleaning product, which leaves streaks, or a dirty cloth. Professionals use soft or treated water and a clean cloth for each room.
Do I need to be at home during the window cleaning?
For private households, this is the norm but not a requirement. For long-standing customers, we often receive a key or gate code. For commercial properties, we usually clean outside working hours and are then on site alone.
Can windows be cleaned in winter?
Yes, but not at temperatures below about 2 degrees. The cleaning water will freeze on the glass. In winter we often use frost-protective cleaners down to about minus 3 degrees – below that, exterior cleaning is suspended. Interior cleaning works at any time.
How long do freshly cleaned windows stay clean?
It depends heavily on the location. In the city centre with heavy traffic, windows are visibly soiled again after 4 to 6 weeks; in quieter residential areas, after 8 to 12 weeks. A single downpour can produce streaks if there was a lot of pollen on the glass beforehand.
