The Three Billing Models: Per Window, Per Hour, Flat Rate
In practice, three models have become established, and each has its own sensible area of application.
Price per window is the most common model in the domestic sector. The company counts the window sashes or elements and multiplies them by a unit price. This model is transparent and easy to compare – with one important caveat: what counts as „one window“ is defined by each provider. A floor-to-ceiling element with two sashes may be counted as one window or as two. Always ask what the unit price refers to, otherwise you will be comparing apples and pears.
Hourly billing is used when the workload is difficult to estimate in advance: heavily soiled properties, complex conservatories, glass that has not been cleaned for years. Depending on the region and the level of expertise, rates typically range from 35 to 55 euros per hour per operative. The risk lies with the client here, as the duration of the job only becomes clear on site. Reputable companies therefore provide a time estimate in advance and will contact you before it is exceeded.
Flat or fixed rates are the standard in the commercial sector and for larger domestic properties. The company inspects the property, calculates the surface area, accessibility and frequency, and quotes a fixed amount per cleaning or per month. For the client, this is the most predictable option. This is how we handle commercial properties as a matter of course: a fixed price following a free site survey, with no additional charges.
These Five Factors Determine the Price
Why does the same window cost €3 in one case and €6 in another? Because the unit price is only half the story. What really matters are the conditions surrounding it:
- Muntins: A muntin window consists of many small panes, each with its own edges and corners. The squeegee has to be repositioned constantly. True glazing bars double or even triple the effort compared with a single flat pane – and the price accordingly.
- Height and accessibility: A ground-floor window with clear space in front of it is the ideal scenario. Windows above a canopy, behind dense hedges, above a stair landing, or on the third floor without a balcony cost time or require equipment – from a telescopic pole to a cherry picker.
- Frames and rebates: Glass only, or also frames, rebates and sills? Frame cleaning accounts for a third to half of the working time, depending on the condition. A quote for „glass only“ looks cheaper, but it is a different service.
- Level of soiling: Regularly maintained windows are cleaned quickly. Construction dust, cement haze after refurbishment, nicotine film or long-standing weather marks require preparatory work, sometimes with specialist cleaners or blades – this is more of a deep clean than a routine cleaning pass.

A single small job far outside the routes, on the other hand, is not economical for either side – which is why minimum order values exist.

Private households and commercial clients: two different calculations
In private households, one-off jobs dominate: the whole house twice a year, before a family celebration, after a renovation. Here, travel time and setup time per visit are fully passed on, which is why there is a minimum job value. If you approach your neighbours or the owners’ association and bundle several houses on one street, you often get better terms – for the business, it is one trip instead of three.
In commercial settings, window cleaning almost always runs on a schedule: shop windows in retail sometimes weekly, office glazing quarterly or half-yearly, façades once or twice a year. The price is agreed per cleaning or per month and comes in significantly below the private rate per unit, because the job is predictable and fits into existing routes. Osmosis and purified water technology: façades without a cherry picker
For glass façades and higher-level windows, we – like most specialist firms – work with purified water technology. The principle: ordinary tap water contains dissolved minerals, above all lime. When it evaporates on the glass, it leaves behind exactly the streaks and spots everyone knows from cleaning their own windows. An osmosis unit filters these minerals out. The fully demineralised water picks up dirt particularly well and dries without a trace – no squeegeeing, no wiping, not a drop of chemical.
The second advantage is economic: the purified water is delivered to the glass via water-fed telescopic poles with a brush head. This makes heights of up to about 15 metres reachable from the ground, i.e. four to five storeys – no cherry picker, no scaffolding, no traffic management. This significantly reduces the cost of a window front, because the hire of a cherry picker quickly exceeds the actual cleaning labour cost. When a professional is worth it – and when it isn’t
An honest answer: if you have a single-storey terraced house with six easily accessible windows and enjoy cleaning yourself, you don’t need a window cleaner. A professional pays off in other situations:
- Height and safety: Roof windows, floor-to-ceiling glazing on upper floors, conservatory roofs. Falls from ladders are among the most common household accidents – a professional with the right equipment is not a convenience here, but risk management.
- Special cases: Cement haze and adhesive residue after new build or renovation belong in post-construction cleaning – using a blade and specialist products, but without scratching the glass.
- High-visibility areas in commercial premises: Shopfronts, entrance glazing and reception areas are the first thing customers see. Cleaned on a fixed schedule, the cost per pane is less than most people expect.
- Time: A complete, thorough clean of a detached house takes an experienced DIYer a full working day. A well-drilled two-person team is done in two to three hours – with a better result.
