Conservatory Cleaning Costs 2026: Prices for Glass Roof, Side Walls and Frames
The conservatory is the part of the house that looks dirty the fastest and is cleaned the least. From the inside, you barely notice for a long time. Then in March the sun sits low over the roof, and suddenly you can see everything: the yellow pollen film on the overhead glazing, the green streaks on the north side, the limescale film where rainwater has been running over the same spot for years.

This guide explains how a price for conservatory cleaning is determined: why glass roofs cost more than vertical windows, what the market-standard indicative prices per square metre and per component are, how often cleaning should be carried out and where DIY sensibly stops. A firm price is only set after an on-site visit – why that is the case is explained in the first section below.
Why a conservatory is more demanding than twenty ordinary windows
By the numbers, a mid-sized conservatory has roughly as much glass surface area as the windows of a small detached house. The effort is still different, and that comes down to four characteristics that ordinary windows do not have.
The overhead glazing. A glass roof is cleaned from below or from the side, never from above: it is not a walkable surface but overhead glazing that is not fall-safe. Stepping on it risks falling through the pane. Work is therefore done with a telescopic pole, water delivery through the brush and a standing position beside the conservatory – this is slower than cleaning a vertical window and requires significantly more water.
The pitch. A shallowly pitched roof holds water, dust and pollen in place instead of letting them run off. At a pitch of roughly 15 degrees or less, the surface dries unevenly, and deposits effectively bake in during the summer. Steeper roofs stay cleaner for longer but are harder to reach.
Accessibility. The working position determines half the cost calculation. A freestanding conservatory on the lawn is done in a single pass. An extension in an inner courtyard, behind a hedge, above a cellar staircase or with a fixed raised bed in front of it takes time for setup, repositioning and breakdown – sometimes more than the cleaning itself.
The interior side. On the inside, the glass sits above furniture, plants and often a delicate floor covering. Work is not done with running water here, but with the floor covered, a telescopic squeegee and an absorbent cloth. Cleaning the interior of a glass roof regularly takes longer per square metre than the exterior.
2026 benchmarks: prices by component and glazing type
The table below contains market-standard benchmark values for the Ruhr area, per square metre of actual glass area. It does not replace a quotation – it shows how much weight each line item carries.
The following figures are market-standard reference points for the Ruhr area and do not constitute a quotation. Every property has its own particularities — access, height, condition and level of soiling can shift the price in either direction. The price becomes binding after the on-site visit. All amounts include VAT.

When calculated for complete installations, the following approximate ranges result. The floor area of the conservatory is given, as this is the figure most familiar to clients; the glass area to be charged for is typically two to three times that, depending on the design.
- Small conservatory up to around 15 m² ground area: exterior only approximately €150 to €335, interior and exterior complete approximately €335 to €535.
- Medium conservatory 15 to 25 m²: exterior only approximately €310 to €535, complete approximately €535 to €890.
- Large conservatory from 25 m²: exterior only approximately €500 to €835, complete approximately €835 to €1,430.

Two points on the calculations: In rented properties and residential buildings, window cleaning of shared building areas may be included in recoverable operating costs under § 2 No. 9 of the Operating Costs Regulation (Betriebskostenverordnung); this does not automatically apply to areas exclusively available to the tenant. And private clients can claim cleaning in their own household as a household-related service: 20 per cent of labour costs, up to a maximum of €4,760 per year, under § 35a(2) sentence 1 of the Income Tax Act (EStG). The requirements under § 35a(5) sentence 3 EStG are an invoice and payment by bank transfer, not cash. We therefore itemise the labour component separately. This is our practical experience and not tax or legal advice for individual cases – your personal tax situation is what matters.
What accumulates on the glass – and what it costs to remove it
Pollen. The main burden in the Ruhr area, from February to June. Pollen are harmless while dry; after the first rain they combine with dust to form a sticky film that no further rainfall will wash away. With purified water and a brush, this is standard work at no extra charge.
Algae and lichen. Typical on north-facing and shaded sides and on shallowly pitched roofs that dry slowly after rain. Algae form a green film on glass, silicone joints and aluminium profiles; lichen preferentially grow into the edge joint between the pane and the frame. Both require dwell time and a second pass – the most common reason for the multiplier on the initial clean.
Limescale and water marks. They form where hard water evaporates from the pane, i.e. under drip edges and in areas with standing water. Old limescale has embedded itself in the glass surface and can no longer be wiped off; it can only be reduced with acidic specialist cleaners and polishing. We price this separately and will let you know in advance if any residue will remain visible.
Bird droppings. On glass roofs, the most troublesome case, because they are acidic and burn in under the sun. Fresh droppings can be removed in seconds; after weeks they require soaking time and mechanical follow-up work. If bird droppings are your only concern, you should not wait until the next annual appointment to address them.
Resin and leaves. Conifers and birches over the roof are the worst-case scenario: resin droplets can only be removed with solvent and manual work, and leaves clog the edge drains. Where such trees are present, checking the drainage is part of the visit.
How often should a conservatory be cleaned?
Twice a year is the sensible standard: in spring after the pollen season and in autumn after the leaf fall. Depending on the location, this may vary.
- Open location with no trees: roof and sides twice a year each; in quiet residential areas, one visit for the roof is sufficient.
- Trees or tall shrubs nearby: roof three times, sides twice.
- North-facing or shaded position with a tendency towards algae: twice, plus a visit in late summer when the build-up returns.
- Close to a main road or industrial area: side walls three to four times, the roof as needed.
- Interior: usually once a year; twice for intensively used residential conservatories with plants.
The economic point behind this: regular cleaning costs less per visit because there is no build-up to remove. Those who wait eight years pay the initial-cleaning premium once and often still have residual marks in the glass afterwards.
Clean it yourself or use a specialist? The safety aspect
You can clean the side walls of a conservatory yourself. They are vertical, accessible from the ground, and technically no different from ordinary windows. A squeegee, soft water, a drop of washing-up liquid, a lint-free cloth – that is all you need.
The roof is a different matter. It can only be reached with a ladder or a telescopic pole, and both are problematic when doing it yourself. You must not step on the glazing: overhead glazing is not break-through resistant. A ladder rarely stands securely against a glass structure, and the movement sequence – reaching sideways, applying force, and maintaining balance at the same time – is precisely the one that leads to falls.
For commercial work, the Operational Safety and Health Regulations set the rules: under TRBS 2121 Part 2, ladders may only be used in a limited capacity as an elevated work station, with increasing height only for limited durations and where the risk is low. This rule does not apply to private households – the physics behind it does. Falls from ladders are a typical cause of serious accidents when working on a house.
The second argument is the result. Anyone working overhead with ordinary tap water will end up with limescale on a surface that cannot be corrected later without climbing up again. We work with demineralised water from a reverse osmosis system: it dries without residue and requires no polishing.
Our recommendation is straightforward: do the interior side panels yourself, and have the roof and exterior surfaces done by a specialist. If you are already commissioning the window cleaning for the house, include the conservatory in the same visit – the call-out charge only applies once.
What a good quote must include
Conservatory quotes are hard to compare because they rarely cover the same scope. You should have the following points in writing before you commit:
- Which surfaces: roof exterior, roof interior, side panels exterior, side panels interior – listed individually, not as „conservatory complete“.
- Frames and seals: whether profiles, rubber seals and window sills are included. Freshly cleaned glass in dirty profiles will look the same as before after the next rain.
- Drainage: inspect and clear the edge drains and gutter of the glass roof.
- Method and access: pure water or reverse osmosis technology, and how the roof is reached – from the ground with a telescopic pole or by aerial work platform, which is charged separately.
- Handling of special soiling: what happens if limescale or lichen is found – additional charge based on effort or included in the price.
- Itemised labour cost share for the tax deduction under § 35a EStG.
- Fixed price before work begins rather than billing based on effort.
If a quote comes in significantly below the figures above, ask about the interior and the frames. In most cases, that is exactly what is missing.

Why is the glass roof more expensive than the side panels?
Because the work is done overhead and the surface must not be walked on – overhead glazing is not fall-safe. Cleaning is carried out from ground level using a telescopic pole and pure water, or from a mobile platform. In addition, shallowly pitched roofs retain dirt and become more soiled than vertical panels. All things considered, the price per square metre for the roof is roughly double.
How often should a conservatory be cleaned?
Twice a year is the usual rhythm: in spring after the pollen season and in autumn after the leaves have fallen. Where there are trees over the roof, or in north-facing or shaded positions with algal growth, three visits are advisable; on heavily trafficked roads, even more for the side panels. The interior usually only needs cleaning once a year.
Can I clean the conservatory myself?
The side panels, yes – they are accessible from ground level. For the glass roof, we advise against it: it must not be walked on, leaning ladders rarely stand securely against glass structures, and using ordinary tap water overhead leaves limescale films that are very difficult to correct later. In a commercial context, the use of ladders as a workplace is in any case only permitted under restricted conditions in accordance with TRBS 2121 Part 2.
Can I get algae and limescale completely off?
Algae and lichen, as a rule, yes – often with a dwell time and a second pass. With limescale, it depends on how old it is: fresh water marks come off completely, but years-old limescale has embedded itself into the glass surface and can only be reduced with acidic specialist cleaners and polishing.
